If you’re a first-time buyer, you can benefit from tax relief on properties valued up to £625,000, with 0% duty on the first £425,000 and 5% on the amount above that, up to £625,000. Purchases over £625,000 do not qualify for this relief.
Example Calculation for First-Time Buyers:
For a property worth £500,000:
- 0% on the first £425,000 = £0
- 5% on the remaining £75,000 = £3,750
- Total SDLT: £3,750
Stamp Duty for Buyers Replacing Their Primary Residence
Effective from 23rd September 2022 to 31st March 2025:
- Property Value: Up to £250,000 | Stamp Duty Rate: 0%
- £250,001 – £925,000: 5%
- £925,001 – £1,500,000: 10%
- Over £1,500,000: 12%
When replacing your main residence, you’re exempt from the extra 5% rate if your previous home is sold before completion of the new purchase. If both properties are retained, higher rates apply. Stamp Duty for Second Homes or Buy-to-Let Properties
Effective from 23rd September 2022 to 31st March 2025:
- Property Value: Up to £250,000 | Stamp Duty Rate: 5%
- £250,001 – £925,000: 10%
- £925,001 – £1,500,000: 15%
- Over £1,500,000: 17%
An additional 5% surcharge applies to second homes and buy-to-let properties.
Example Calculation for Second Home:
For a property worth £500,000:
- 5% on the first £250,000 = £12,500
- 10% on the next £250,000 = £25,000
- Total SDLT: £37,500
Stamp Duty for Non-UK Residents
Effective from 23rd September 2022 to 31st March 2025:

- £925,001 – £1,500,000: 12%
- Over £1,500,000: 14%
Non-UK residents, defined as those not residing in the UK for at least 183 days in the 12 months prior to purchase, are subject to a 2% surcharge.
